Most society fire systems fail quietly

A society’s fire systems are installed once, when the building gets its fire approval, and then sit unused for years. By the time a fire happens, the pump may be switched to manual, the terrace tank valve may be closed, and the hose reel drum may have no nozzle. A fire audit finds these problems while they are still cheap and quick to fix.

Under the Maharashtra Fire Prevention and Life Safety Measures Act, 2006, residential buildings covered by the Act must keep their fire safety systems in good repair and submit a maintenance certificate from a Licensed Agency twice a year, in January and July — commonly called Form B. FIRENET is a Licensed Agency, so the same team that audits your building can repair the defects and issue the certificate.

Frequently Asked Questions

Is Form B compulsory for our housing society? +

If your building is covered by the Maharashtra Fire Prevention and Life Safety Measures Act, 2006 — for example residential buildings above 15 m in height — the owner or occupier must submit a maintenance certificate from a Licensed Agency twice a year, in January and July. We confirm whether and how it applies to your building during the site visit.

Who is responsible in a society — the builder or the committee? +

The Act places the duty on the owner or occupier. Once the society has taken over the building, the managing committee usually arranges the audit, maintenance and Form B.

Our pumps have not run for years. Will the audit find that? +

Yes. We run the pumps where it is safe to do so, check that they start automatically and measure pressure on the riser. If something does not work, it goes on the defect list with a clear fix.

Can you do the repairs and the Form B together? +

Yes. We quote for the defects, carry out the repairs, test the systems and then issue Form B. We do not issue a certificate for systems that are not working.
